How to Appeal Your Property Valuation

If you believe your property’s assessed value is incorrect, you have the right to appeal. Below is a step-by-step guide on how to submit a protest and what to expect. This is step two of the valuation process. To see the complete process, visit the Valuation Process webpage

Filing an Appeal for 2025

Appeals must be submitted between May 1 and June 8 for real property and by June 30 for personal property.

If the date for filing any report, schedule, claim, tax return, statement, remittance,or other document falls upon a Saturday, Sunday, or legal holiday, it shall be deemed to have been timely filed on the next business day. § 39-1-120(3), C.R.S.

Gather Supporting Documentation

To support your appeal, consider submitting:

  • A property appraisal from 7/1/2022 to 6/30/2024
  • Photos showing the condition of the property
  • Comparable sales of similar properties
  • Documentation of errors in the property record

Submit Your Appeal

Appeals can be submitted in one of the following ways:

  • Online (Recommended)
    Use the Online Appeal Portal for a guided process, including a neighborhood sales map and the ability to upload supporting documents

For overnight or express mail: use Broomfield County Assessor, One DesCombes Drive, Broomfield, CO  80020

  • In Person
    • Completed appeal forms may be dropped off at the Community Assistance Center in the main lobby of the George Di Ciero City and County Building
    • Bring any supporting documents
    • The deadline is June 8

What Happens Next

Review Process

The Assessor’s Office will review the protest and supporting documentation. If additional information is needed, staff may reach out for clarification.

Decision Notification

A Notice of Determination (NOD) will be sent by:

  • June 30 for real property
  • July 10 for personal property

If you disagree with the NOD, you may appeal to the Board of Equalization (BOE). Instructions for filing an appeal will be included in the NOD.
