UPDATE

The developer, Macerich, provided an update on the Flatiron Crossing Redevelopment and adjacent HiFi neighborhood development area to the Broomfield City Council on July 29, 2025. They reported on the improvements and new and moving tenants within the FlatIron Crossings Mall, discussed the 25-acre HiFi - which includes 345 Multi-Family units (now under construction), planned construction starting in early 2026 of the 75,000 of new dining, retail, entertainment space (including the recently announced, PINDUSTRY location), and acres of new green (lingering, gathering) space, and concluded with highlight of the 2025 upcoming events and programs and preview of future activation programming.

BACKGROUND

The proposed first phases of the plans for the Flatiron Crossing redevelopment project include both significant improvements to the existing mall facility and new and relocating tenants, and for the development of an adjacent shopping, dining and living neighborhood north of the existing AMC Theater and south of the existing core indoor mall area. The project area, referred to as the HiFi, is characterized by several outdoor gathering and play/relaxing areas framed by new buildings and activity.

Improvements for the Village include the addition of new food and beverage offerings, an outdoor pavilion and amenity area, trail and connectivity enhancements and an approximately two-acre public park. The plans envision a mix of use with 1-3 office developments, 1-3 multi-family residential developments, one hotel, 2-4 restaurant pads, grade-level retail and a parking structure. The project will be phased.
