UPDATE

The developer, McWhinney, will provide an update on the Baseline and the Center Street District project to the Broomfield City Council on January 20, 2026 (with their last project update on April 29, 2025). They reported, in their last update, continued commitment to the pollinator district values and design, current infrastructure projects activities (160th Street (complete in late 2026), the Linear Park, the Big and Little Green), the upcoming work (work to start in early 2026) for the regional park/community area, the Rally Park.

The developer presentation moved to an overview update of the process and status for the development of the Center Street District, a mixed-use area made up of 130,000 square feet of retail, about 55,000 square feet of dining, nearly 40,000 square feet grocer, and 90,000 square feet of work spaces. The developer discussed the risk factors, which include timing and demand for the bond financing (anticipated in January 2026) a, equity investor interest/commitments, and pre-leasing commitments and interest.

BACKGROUND

Baseline, formally known as the North Park subdivision, is located southwest of I-25 and Colorado 7 in northeast Broomfield. This planned community will be developed with a mix of uses over the next 20-40 years. Development is underway with new housing and commercial space, and at buildout, Baseline is expected to include approximately 9,000 residential units, six to seven million square feet of commercial development, approximately 170 acres for parks, trails and native areas, as well as the dedication of an approximately 40-acre parcel for a future community park along Sheridan Parkway south of Anthem community park.

The Adams 12 school district has planned to locate a future STEM or STEAM school, with an iconic design and approach. Timing for the school construction will be determined by Adams 12. The developer will also be providing space or funds for a future branch library and police annex.
